Helms, Jr. <br /> <br />ROLL CALL <br /> <br />PRESENT: <br />ABSENT: <br /> <br />Councilmen Arth, Butterworth, Considine, Rage, Helms <br />None <br /> <br />MINUTE <br />APPROVAL <br /> <br />On MOTION by Councilman Arth, seconded by Councilman Hage and carried <br />unanimously the minutes of the regular meeting of March 7, 1972 were <br />APPROVED, <br /> <br />HEARING <br />ZONING <br /> <br />Planning Commission Resolution No. 763 recommending a change of zone <br />from R-l to PR-l on property at 625, 631 and 635 Naomi Avenue, and <br />1243, 1245 and 1301 Lovell Avenue. The Planning Director explained <br />that the application filed by Darrell J. Holman was to change an <br />existing zone (R-l) in order to permit construction of parking <br />facilities in connection with the proposed construction of an <br />8-story office building which would front on Duarte Road. Three of <br />the lots which would be used for parking front on Naomi Avenue and the <br />p.' ~ other three front on Lovell Avenue. It was noted that property to the <br />l/north of the subject site is developed with parking facilities for an <br />existing 8-story medical office building at Duarte Road and Lovell <br />Avenue; property to the west of the subject site is also developed <br />with parking facilities for the same office building. The property <br />for the new office building parking needs would be integrated into <br />the existing parking facilities and would form a medical complex <br />consisting of two 8-story buildings with common parking. Ingress and <br />egress would be provided on Duarte Road, Naomi and Lovell Avenues. <br /> <br />I <br /> <br />Council reviewed project urals which indicated existing and required <br />parking spaces. The regulations for parking were explored. The <br />proposed plan would leave the northwest corner of Lovell and Naomi <br />Avenues as single family residential. Communications have been <br />obtained from those property owners stating they are not in <br />opposition to the zone change but do not wish to sell. The General <br />Plan indicates the Lovell Avenue properties as low density resi- <br />dential and those along Naomi Avenue covered by the conditional <br />commercial zoning as being planned commercial. <br /> <br />Mayor Helms declared the hearing open and Henry Hege, 550 W. Duarte <br />Road, speaking for the applicant, explained the proposed development <br />in its entirety and the need and use of the subject site for parking tc <br />accommodate the new office building.
