The deed restrictions of Tract No. 13113 shall be released or so <br />modified that residences on lots 1, 2 and 3 will not be in violation. <br /> <br />2. The subdivider shall make every effort to secure 10 feet dedication <br />for street purposes, including the corner cutoff, from the property <br />at 2112 E1 Monte Avenue,' south of "A" Street. If the dedication is <br />not received the subdivider shall remove that portion of the unused <br />private driveway within the dedicated street and shall install an <br />appropriate radius curb return to the satisfaction of the Director <br />of Public Works. If, in the future, the property at 2112 E1 Monte <br />Avenue is divided, the necessary dedication shall be required and <br />the short radius curb return shall be removed and a standard radius <br />curb return shall be constructed at the expense of the applicant <br />for the division of the lot. <br /> <br />3. Dedicate a one foot strip along the south side of "A" Street in fee <br />to the City, or in trust to a title company along with the establish- <br />ment of a subdivision trust. <br /> <br />4. Dedicate a 10 foot drainage easement along the south line of lot 3 <br />and construct the necessary drainage facilities to drain the street <br />to the Arcadia Wash. <br /> <br />5. Dedicate all necessary rear line utility easements. <br /> <br />6. The front setback line on lots 1, 2 and 3 shall be 25 feet.. The <br />side setback for lot 1 shall be..20 feet.. <br /> <br />7. Remove all buildings from the tract.
