<br />TRACT <br />NO, 19686 <br /> <br />(Tentative <br />Map) <br /> <br />y <br /> <br />\ ~~ <br />\ <br /> <br />18:7317 <br /> <br />It was MOVED by Councilman Arth, seconded by Councilman Considine <br />and carried on roll call vote as follows, that Resolution No. 4023 <br />be ADOPTED, <br /> <br />AYES: <br />NOES: <br />ABSENT: <br /> <br />Councilmen Arth, Butterworth, Considine, Helms, Hage <br />None <br />None <br /> <br />The Planning Director explained that this tract (1304-1432 S. <br />Eighth Avenue) proposes an extension of Ninth Avenue developing <br />the rear portions of properties fronting on Eighth Avenue in an <br />orderly manner. He noted the approval of a lot split for 1304 <br />South Eighth Avenue which would create a cul de sac terminating <br />Ninth Avenue at the northerly end of the subdivision, He explored <br />in detail conditions recommended by the Commission and suggested <br />the addition of one more, Projecturals were shown of the proposed <br />subdivision and of the area with the cul de sac, and noted that <br />one of the conditions is that the street be extended southerly and <br />a one foot strip at the end dedicated to the city so that if and <br />when the street is extended it would provide an orderly development, <br /> <br />I <br /> <br />Communication from Harold D. Ellis, Jr., and Evelyn C, Love was <br />made part of the record, It requested the inclusion of a requirement <br />for the construction of a block wall along the entire length of the <br />southerly tract line. The Planning Director advised that the Commission <br />had considered this and determined that it was inappropriate. <br /> <br />It was then MOVED by Councilman Considine, seconded by Councilman Arth <br />and carried on roll call vote as follows, that the tentative map of <br />Tract No. 19686 be APPROVED subject to the following conditions: <br /> <br />1. Lot l8 shall be reduced la' in width by adjusting the <br />northerly property line south. The market value of this <br />lO' strip of land shall be determined by the Planning <br />Commission. The deed to this strip of land shall be <br />placed in trust with instructions given to the trustee <br />that title transfer should only take place when the <br />instructions adopted by the City Council have been followed, <br /> <br />2. Lot 16 shall be eliminated from the subdivision because the <br />two remaining parcels (1402 and l406 Eighth Avenue) contain <br />less than the required 7500 sq. ft. of lot area. These two <br />,remaining parcels shall then be increased in area, also <br />increasing the area of Lot 17 as well. The northerly lot <br />line of Lot 17 shall then be adjusted at least lO feet to <br />the south providing adequate land to be reserved for future <br />development in the same manner prescribed for Lot l8, , <br /> <br />3. Ninth Avenue shall be extended to the south property line of <br />1432 Eighth Avenue and'terminate as a dead-end street rather <br />than a cul-de-sac as proposed. A one foot strip shall be <br />created at the end of Ninth Avenue and dedicated to the City <br />of Arcadia. <br /> <br />I <br /> <br />4, The requirements specified in the reports from the Water and <br />Public Works departments shall be fulfilled. <br /> <br />5, Portland cement concrete sidewalks shall be constructed on both <br />sides of all streets within the subdivision and on all partici- <br />pating properties fronting on Eighth Avenue meeting the approval <br />of the Department of Public Works, <br /> <br />6. Lots l2, 13, 14 and l5, if left in the subdivision, shall have a <br />minimum frontage of 75 feet. However, the subdivider may omit <br />them from the subdivision if the required 75' of frontage cannot <br />be obtained. <br /> <br />7.
